I’m renting out a single-family home close to a campus and want to make sure I’m marketing it well and setting clear expectations. Any tips on lease structure, screening, or amenities students care about would be helpful!

When there are a lot of options out there, small things—especially things like in-unit laundry—can set your rental apart! I would also advertise how proximal the rental is to campus. Students don't like a long walk to class haha.

Hi Emma! Requiring a guarantor is common for student rental applications, especially since young adults don't typically have extensive credit scores/backgrounds, so I'd recommend that for starters. Larger upfront payments are also pretty common (charging all rent for an entire semester at once, etc.), and though it's not ideal for all students, it'll ensure that you're receiving your income.
Make sure to include terms about your guest & pet policy, noise expectations, damage to the property, fees, and any other problems you can foresee. The more prepared you are, the better.

Hey Jess, I just wanted to add something here that I have seen a lot of our property owners do in Innago. Typically they will list out a parent as a roommate on the lease, and then the parent can login to view the account as well and can even submit payments or sign documents online as well just like the student can.
Feel free to reach out to us to discuss further if you would like any help with setting this up!
