Unique Investment Opportunities?

Sometimes I spend a little bit of time researching the most unique investment opportunities in real estate possible (just had a convo with ChatGPT about this yesterday haha). Does anyone on here have investments they find to be quite niche or unique? I'm very interested in trying out something "off the beaten path." I do love the idea, though, of finding something where I'm not the initial trailblazer.
