Thinking of Buying My First Investment Property in Newport, NJ – Advice Needed!

Hi everyone, I'm new to real estate investing and I've been thinking about buying my first property in the Newport area of Jersey City. I've done some research, but I'd love to hear from people with actual experience, especially if you've invested in Newport or the surrounding areas. A few questions: 1. Is Newport a good place for first-time investors? I'm attracted to the proximity to NYC and the newer developments, but I'm curious if it's still a good deal or if the market is oversaturated. 2. Should I be looking at condos or multi-family homes for better rental income? I've seen some condos in high-rises, but not sure if they'll perform as well as a multi-family house. 3. How's the rental demand right now in Newport? Are there more short-term renters because of the NYC commuters, or is it mostly long-term? 4. Any tips on working with local agents or what to watch out for in the area? I'm still in the early stages, so any advice would be really helpful! Thanks in advance.Reply by Aiden
1. Yes, it's a good place, generally speaking. Robus rental market, buy and holds are especially good within a reasonable commute of NYC.
2. This really just depends on what you're trying to do. I would research carefully. Anyone giving you a surefire answer on this is probably speaking from personal experience (good or bad lol).
3. I have a friend whose had a lot of succes with mid-term rentals there. Doctors and traveling nurses working in NYC love it. It's sort of outside the hustle and bustle but right there.
4. As usual, watch out for anyone selling dreams. If something seems to good to be true, it is. Real estate is often a patience game. If you're looking for a quick buck, this probably isn't the area or market for you.
