Tenant wants to install a smart lock

One of my tenants asked if they can replace the existing deadbolt with a smart lock. They said it would make things easier for them and they’d give me access to it too.
I actually like the idea, especially since I wouldn't have to worry about making copies of keys, but I'm a little nervous about what happens if the battery dies or the lock stops working. I also don't want to end up with a lock I can't access if something goes wrong.
Has anyone allowed tenants to install smart locks? Do you let them choose the lock, or do you require a specific one? And what happens with the lock when they move out?
I'm leaning toward saying yes but I feel like there are probably a few things I'm not thinking about.

I have and it's great! I choose the lock, though. I would also discuss it with the vendor you buy it from. You'll want an ultimate "code" just in case and you'll want to give the tenant notice that you have that code. Or at least that's what I did. I highly recommend also chatting with an attorney just to make sure you can do that in your state, etc.Reply by Josh Winders
They are super easy and work AMAZING!!Here is the issue I have come across a few times. You get so used to only using the keypad that you carry keys around with you anymore (makes sense, right). BUT if there are workers in the unit or guests staying, sometimes they lock the doorhandle without the tenant knowing. So, the tenant walks outside without their keys (per usual) and then the door handle is locked and the keys are inside.
So when they do this remind them NUMEROUS times to hide a key somewhere outside or give one to the neighbor or something.
Besides that, the smart lock is the way to go!
