Pulled up the flooring and found a whole second project waiting underneath

Last month, I pulled expecting maybe some water damage under the kitchen, nothing major. Instead found out the subfloor had been patched with what looked like plywood scraps from three different decades, none of it level, none of it actually attached properly, and what was supposed to be a two day flooring job turned into a full week of subfloor replacement before I could even think about the finish material I'd already bought and had sitting in the garage collecting dust. Budget took a hit I hadn't planned for and the timeline slipped past what I'd told my contractor, all from a house that looked totally normal from the outside. Started building a bigger contingency into every rehab budget after that, closer to 20% instead of the 10% I used to pad in, since older homes seem to hide their real condition until you're already committed and the walls are open.Reply by Josh Winders
@[cmrxlqsct0005z50jxjdaja42](Elizabeth Morgan)this is a great post. I have been thinking about pulling the hardwood floors at our rental as well and have nightmares about what could be underneath. After reading this post I am going to follow your advice and wait until I can "pad" my budget a little more. The floors are fine for now anyway, and let's say it's a nice easy project, then I will have a little extra money set aside.- Josh
