Need language for allowing tenant to "AirBnb" the property

Has anyone written a clause or addendum that allows a long-term rental tenant to offer the home as an STR through Airbnb (and/or VRBO)? I've not done this before and am not sure how to do it wisely.
I have a tenant (long known to my family) who has recently moved into a rental I own in a small college town. She would like occasionally to offer the property on AirBnb for event weekends (graduation, parents weekend, etc) to make a little extra money (she's retired, limited income, etc). I'm ok with this, but would like to make sure we're both covered by an addendum to her current lease that clearly states expectations and responsibilities of the tenant when she's got paying AirBnb guests in the property. The Innago sublease agreement doesn't quite cover all the needed bases for me.
If you've got this language associated with a LTR lease, would you share it, or point me to where I can find similar?
Thanks --

Yeah, some landlords allow this by adding a Short-Term Rental addendum to the lease that explicitly permits Airbnb/VRBO use while stating the tenant remains fully responsible for rent, damages, guest behavior, and compliance with local STR laws. Make sure addendum also covers limits on guest occupancy, cleaning/maintenance expectations, insurance/liability, and give the landlord the right to revoke STR permission if issues arise. Hope that helps!

@[cmt14s21q04u09wuflgrjxap2](Anna Watkins) I’d definitely want something in writing if you’re going to allow it. Beyond the usual guest and damage language, I’d make sure the addendum clearly says who is responsible for any STR related fines, complaints or insurance issues.I’d also check the local rules before agreeing to anything. College towns can have some pretty specific regulations around short term rentals, especially during big event weekends.
