As small investors, we're feeling the effects of this…we haven't bought any new properties since 2025 and honestly don't expect to unless insurance and interest rates make a meaningful turn before the end of the year. It's tough because the units we have are successful and it feels like new ones would be too in our market, but it's that initial financing hurdle we're struggling with.

Anyone else?

We’re seeing some of the same thing on the multifamily side. The properties can still make sense operationally, but once you factor in financing, insurance, and everything else, the numbers get a lot harder to justify. We’ve been more focused on making the most of what we already have rather than forcing a new acquisition right now. Hopefully the financing side loosens up a bit, but for now I think being patient makes sense.
