I have a couple units, but I'm growing quickly. I've been managing maintenace with emails and texts. But it's becoming way too chaotic and disorganized as I grow.. Any suggestions? What does everyone else do to organize their tickets and better track what's going on ?

I would definitely suggest a PMS and hiring a handyman / maintenance person if you want to continue self managing. We started outsourcing our maintenance requests once we hit 10 units because it just got to be more work than we could handle on the side.
