How many doors before you stopped self-managing?

Curious where the tipping point was for people who handed things off to a property manager. Was it 5 units, 10, or do you still manage them yourself?

My husband and I still self-manage in a way. We have properties in various states but have other family in the same areas who don't mind stopping by if something is seriously urgent. Otherwise we have just developed good relationships with different vendors to tackle different tasks that may come up.

However, I think we may be getting to the point in finding a property manager in the other states we currently do not reside in if our portfolio continues to grow.

I think it varies person to person. Some people, like Grace, have family involved or other ways of managing a growing portfolio. I've enlisted a VA at this point because once you get beyond 10 units, it does get a bit trickier in my experience.
