How are you actually using AI right now?

We’ve been digging into AI’s role in real estate and property management over on The Breakdown, and one takeaway is clear: most landlords are either already experimenting with AI or planning to soon.
What we’re curious about is what you feel are the most appropriate, cost-effective, and worthwhile use cases.
If you had to pick, which of these would you be most likely to use (or already are):
AI deal-finding software
Predictive maintenance tools
AI document verification / fraud detection
Generative AI (ChatGPT, Gemini, etc.) for writing listings
AI bookkeeping/accounting
Tenant FAQ chatbots
Fully autonomous leasing agents
Are there specific tools you’ve tried that actually saved time or money? Anything that felt overhyped or not worth it?
Would love to hear your thoughts!

I've used ChatGPT for writing listings and it works great. How do AI predictive maintenance tools work?

Tenant FAQ chatbots sound like a lifesaver. Especially for STRs. I've been looking into implementing one

Good question, Christa. I've used Chatgpt for some of my listings. Obviously not copy and pasting without making some edits. I do want to look into a tool I saw William Hollis break down on property finders, which finds the best property deals in the area.

I haven't used any, but would like to use AI deal-finding software

The webinar with William Hollis was fantastic and it really provided me so much insight on AI tools to use to make property management easier!
I use Perplexity

Predictive maintenance uses historical and real-time data to predict exactly when a building component or asset will break down. It can help you schedule repairs or replacements before there's ever a sign of issue.
You're among many landlords exploring ChatGPT for listings!

I’ve taken my entire pre‑screening and intake workflow—everything that happens before the paid Innago application—and moved it fully paperless. I’m now using a configurable, programmable platform to manage spreadsheets, build portals, and run the business. I’m doing all of this in Budibase, and I’m currently integrating the Innago API so the two systems connect seamlessly. I also plan to pull status updates back from Innago to keep both platforms in sync automatically.
Additionally, I utilize Microsoft Copilot, Github Copilot, ChatGPT, Gemini as well. The budibase software is getting ready to release their AI featureset which I have been testing and it's going to add a whole new world to that platform.

I have no idea what any of that meant...but sounds very impressive! ha! Would be very interested in learning about the pre-screening and intake workflow. Maybe a pre-screen option would be a good new feature for Innago.

This is great to hear and it's a really awesome system you've set up. Thanks for sharing. I will definitely look into it as well!
