Getting Started with Military Housing--Help?

Hi all, as the title says, I'm thinking about purchasing my first military rental (SFH near a base). It won't need much work if I buy as is, so I'd want to start renting out ASAP.
What are things I should know? Can military personnel break a lease at any time (I read that once, not sure if it's true lol), and will I be compensated if that happens? How long should the lease terms be? Would this be a worthwhile investment?
I'm open to any and all advice, thanks in advance.

Hi Jess!
While I'm no expert (and there are more things to keep in mind), here are several tips I can provide:
1. Be sure you understand Basic Allowance for Housing (BAH) - This is a stipend that can cover rent costs. The rate is dependent upon the service member's rank and some other factors. Try to get familiar with local BAH and get an idea of what service members can afford rent-wise.
2. Look into the Rental Partnership Program - I think you could get steady rent for certain through this and I saw you mentioned that.
3. Write flexible leases with the SCRA in mind - I would have a military clause and early termination option language in the lease. Do your research online (and consider getting professional legal advice) to set this up best for your situation.
4. Screen!! You know this one. It's always important. Conduct a background check and a credit check. Also, verify the potential renters' military status by requesting official documents.
The caveat here is to keep doing your own research. Everyone has a unique situation and approach. Bear that in mind. Do what makes the most sense for you and take the best advice. Good luck and let us know how it goes!

Military here, though take my comments with a grain of salt. Just wanted to hit on two things Rick mentioned:
- Screen: Some people have the mistaken idea that renting to military is a great way to secure great tenants, but the military is a reflection of society; we have some folks who will not take care of your property, and many who will treasure it.
- SCRA: get legal advice. Most states (maybe federal law?) allow members to break the lease when given deployment/move orders, don't think you can put a penalty term in the lease. However, I do think 30d notice is required. That being said, we often get orders to move within 30d. Work with your attorney.
- Given that most members rent for 3-4 years at a time and don't like moving every year (we move enough already), locking in a quality new-to-the-area tenant is likely to give you a good multi-year lease.
