OK so our tenants we referred to us by someone we trusted very well, and they have been amazing (thank God!!!).My question is what are the most important factors to make sure we find out while screening for future tenants?

A lot of people think I'm overboard, but I highly recommend talking to previous landlords. I take everything with a grain of salt, but it's also a great way to get a human take on how someone is as a tenant from someone who actually dealt with them for at least a year.Reply by Daniel M.
I’d definitely ask the applicant for their previous landlord’s contact information as part of the application process. I’d also verify employment/income and run the standard background and credit checks.
For me the biggest thing is being consistent with every applicant and using the same criteria each time. That way you’re not just going off a gut feeling or a good reference.

Echoing the other responses here--do your due diligence with credit, eviction, and background checks.Additionally, be very very careful with your screening routine though (fair, legal questions only obviously), and don't change it from tenant to tenant. Fair housing laws are taken seriously and you don't want a rejected applicant to have a case against you!!! Best of luck
