Hi all, closing next month on a duplex where I'll live in one unit and rent the other out. Excited but nervous about being a live-in landlord. Any tips for keeping boundaries clear with a tenant next door?

Congrats! Only tip that's really mattered for me: keep everything in writing (text, not in-person chats) even though you're right there, it keeps things feeling professional instead of like neighbors who happen to also be landlord/tenant. And set your own boundaries early so it's not just something you expect from them. You'll get used to the rest pretty fast.
