First Time BRRRR-ing in 2026: Is the 1% Rule Dead?

Hey everyone, long-time listener of the Rentish pod, still new to the forums. I’m looking at a distressed duplex in the suburbs. Purchase price is $285k, needs about $45k in rehab. My ARV is coming in at $380k based on solid comps, but even with the new 'Buy-to-Build' tax credits, I’m only hitting about 0.75% for the rent-to-price ratio.
With insurance premiums still creeping up and local vacancy hovering around 4%, am I over-leveraging if I pull out the full 75% LTV on the refinance? Should I pivot to a 'Slow BRRRR' and keep more equity in the deal, or is it better to maximize velocity right now?
