Charge for off-street parking?

OK, my rental is in Chicago, and we have a carport in the back along with 3 car garage. The car port is the only thing that belongs to my property, and we aren't charging extra for that. Now what some people do is either charge extra for that spot or they rent it out to other people in their neighborhood for a monthly fee of more than what I would charge extra to my tenants. It makes me feel petty to even ask this question, but I would love to hear people's thoughts on this, or if anyone is in this same situation. -Josh
