Built myself a 'go-to list' of contractors and wish I'd done it years ago

It used to be that something would break and I'd be frantically googling plumbers at 9pm trying to figure out who's even available, let alone good. Did that probably a dozen times before I got smart about it.
Now I just keep a running list, one plumber, one electrician, one general handyman, one HVAC guy, with their numbers and a quick note on how a past job went. Took maybe 6 months of trial and error to actually land on people I trust, but now when something goes wrong it's just one text instead of a whole scramble. Also means I'm not stuck paying emergency rates from some random company I found in a panic.
Wish someone had told me to just start this list from day one instead of learning the hard way every time.

This is such great advice!!! Especially to people that are new to Landord-dom. The anxiety really sets in when something serious happens and you have no one to call. Thanks for the reminder to always keep eyes and ears open for reliable works. - Josh
