AI-powered screening & liability

Was reading over this article (https://reigrove.com/breakdown/ai-powered-tenant-screening) and struck by the thought of landlords using AI software to decide which tenants to approve. To me it's just unthinkable that property owners would let an AI decide who is qualified to rent their unit - it just seems lazy to me, and more than likely to result in either a bad tenant or lawsuit.

Are people really doing this? Is anyone using AI during screening in a way they feel is safe and effective? Would love to hear others' thoughts on this topic.
