after eviction

Hello new friends...

Searched the topics for some ideas, but found none.

I am weighing the cost return on the after eviction of tenants. Over the past 3 years I have experienced 3 evictions on my properties, and this trend is alarming. What are the rules for the following:

statute of limitations on court action

employing a collection agency to find and attach wages/etc. of such perpetrators

are late fees plus damages, plus unpaid rents actionable in court?

This is very state and county specific...and even then it all depends on the judge you get and the mood he/she is in.
