Hello everyone, I'm exploring the idea of renting out a 25-bed independent living facility and could use some insight from the community. While I believe there's a demand for this type of housing in my area, I'm concerned about whether 25 beds will be enough to sustain the business in the long run. I've seen similar facilities in the area, but I'm unsure if a smaller number of beds can work financially. There will not be any on-site staff since it's independent, so I'm mainly focused on the costs of the building, utilities, taxes, maintenance, management, etc. Has anyone here operated or invested in a facility of this size? What are your thoughts on the sustainability and potential challenges?Reply by Emma
25 beds is not a lot, but I think it could work. If you're seeing similar-sized comps nearby that's generally a good sign.
