Introduction

The value of full feature adoption isn't measured in convenience, but in dollars

Innago has partnered with thousands of landlords to help grow rental businesses across the country. And as you've grown, so have we: since 2024, we've gained nearly 40% more active users, expanding our services and features to reach more property owners and maturing our software to meet their evolving needs.

But the real test of that growth is what it means for your bottom line, and that's exactly what this report is designed to show.

The 2026 Innago Feature Usage Report explores how engaging with our core features translates into real, measurable impact for property owners in the form of more renewals, revenue, on-time payments, and tenant satisfaction. We draw our data from:

  • Real, platform-wide usage data between July 2025 and June 2026
  • A survey of 425 landlords who actively use Innago to manage their portfolios
  • A survey of more than 3.4K active tenants currently using Innago

In this report, we hope you'll see the true value of full feature adoption—or if you're new to software, be inspired to take the leap into digital management with tangible impact on your bottom line.

Online Rent Collection

Get Paid on Time, Every Time

Headline Stats
  • 87.3% of respondents say online rent collection is a top valuable feature for their rental business.
  • 63.1% of online payments made online last year were on-time (compared to only 30.6% of offline payments).
  • Tenants are 13% more likely to renew if they pay rent online.

Online rent payments are the cornerstone of every rental business. No matter where or how you manage your properties, the ability to collect, track, and manage rent payments is paramount.

Since July 2025, 65% of rent invoices created through Innago were paid electronically. It's not difficult to see why. Online rent collection is easier, safer, and faster than offline options like collecting cash or check. But while convenience, security, and speed are certainly reason enough to adopt online payments, there is an even more compelling reason: The direct impact on your bottom line.

In this section, we will quantify the measurable effect online rent collection can have on your revenue, from on-time payments to renewals to late fees.

On-Time Payment Rates
Paying Online Means Paying On Time
See the on-time gap between online and offline payers →
63% vs 31%

We looked at millions of rent invoices paid through Innago between July 2025 and June 2026 and checked to see which invoices were on time. The results are telling:

On-Time Payment Rates

Online Payments
On-time: 63.1%
Late: 36.9%
Offline Payments
On-time: 30.6%
Late: 69.4%

*Note: For comparability, we used property owner input for offline payment data and excluded invoices that were only partially paid.

63%
of payments made online via Innago are on-time, compared to only 31% of offline payments.

Tenants were more than twice as likely to pay on time if they paid online with Innago rather than via cash or check.

Not unsurprisingly, tenants who enroll in auto-pay are even more likely to get their rent in on time:

95%
of tenants enrolled in autopay paid on time in the study period, compared to only 55% of tenants who weren't enrolled.

The pattern is clear: the fewer steps it takes a tenant to pay, the more reliably they pay on time.

Takeaway

By helping your tenants pay online, you could double your chances of receiving rent on time. By enrolling them in autopay, you can all but guarantee it.

Renewal Rates
Paying Online Increases Renewals
Does online payment actually keep tenants longer? →
+13%

We also wanted to see whether online payments were correlated with higher renewal rates. We looked at over 34K tenants with leases ending in 2026, among whom over 7,600 renewed their lease into 2026 or later.

Here's what we found:

13%
Using online rent payments increased tenant renewal rates by 13% compared to renewal rates for those who paid offline.
Takeaway

Giving tenants the option to pay online improves their overall rental experience and helps you retain tenants longer.

Late Fee Income
Late Fees Add Up
What does enabling late fees actually earn you? →
$64/mo

Late fees are often treated as an afterthought - a few extra dollars that, in all likelihood, you'll never end up collecting from a defaulting tenant. However, when enforced properly, late fees are a quietly powerful lever for increasing revenue from your rental properties. Small fees, enforced consistently by your software without your manual follow-up, add up.

We looked at 10.7K property owners who connected online payments with Innago between July 2025 and June 2026, with portfolio sizes ranging from 1 unit to 2,000 units. 2.4K of these landlords collected at least some late fees. How much, on average, did these landlords collect in late fees each month?

Here's what we found:

$64
Property owners who had late fees enabled collected $64 in extra revenue each month, on average.

That $64 is a per-landlord average across portfolios of every size. At the average portfolio size of 7 units, the rate is roughly $9 per unit, per month.

To put that in perspective: for a 10-unit portfolio, that's about $1,080 in additional revenue every year, and for a 50-unit portfolio, it's about $5,400.

Takeaway

Simply by enabling late fees, you can collect hundreds or thousands more dollars each year—all while enforcing your rent due dates.

Tenant Screening

Find & Keep Reliable Tenants

Headline Stats
  • 40.0% of landlords valued tenant screening as a top-3 feature.
  • Tenants screened through Innago who fall behind on rent resolve their delinquencies faster than tenants who weren't screened through Innago.
  • 31.5% of landlords said tenant screening was the most time-consuming or frustrating for them before using Innago.

Screening your tenants is the single most important way to safeguard your business from unexpected expenses. Between lost rent, eviction legal fees, and turnover expenses, onboarding even a single bad tenant can have a massive negative effect on your bottom line.

Screening your tenants through Innago is a free and simple way to minimize the risk of tenants who will end up missing payments—or even stop paying rent altogether.

Time Savings
Full-Service Screening Saves Time
How big a pain point is screening, really? →
31.5% cited as pain point

Any experienced rental owner knows that their time is money. Whether you work a W2 job or are a full-time landlord, the more time you spend chasing down rent the less you spend growing your business.

According to our recent user survey, 31.5% of landlords said tenant screening was the most time-consuming or frustrating for them before using Innago.

Tenant Screening31.5%

This makes tenant screening the 4th most common pain point among landlords pre-Innago. Many of these landlords were likely hunting down individual state- or county-level reports on their own time, struggling to individually source credit, criminal, and eviction histories. The ability to eliminate time and frustration through a full-service screening alternative is priceless.

Takeaway

Full-service screening saves time, limits frustration, and lets you focus on growing your business.

On-Time Payment Rates
Screened Tenants Pay More Reliably
Does screening actually reduce late payments? →
Faster delinquency resolution

Landlords who use Innago's screening feature actively insure their rental business against late or even lost rent. We looked at tenants with fully paid rent invoices between July 2025 and June 2026 to see whether they were screened through Innago and if they paid rent on time throughout their leases. Here's what we found:

Tenants screened with Innago who did make at least one late payment during the target period resolved their delinquencies faster on average than tenants who were not screened with Innago.
Takeaway

Screened tenants are more likely to resolve late payments quickly when they do happen. When there's no cost and no inconvenience, there's no excuse not to screen every tenant.

Maintenance

Timely maintenance response is one of the clearest drivers of tenant satisfaction and lease renewals. We asked landlords how their maintenance response times have changed since adopting Innago. Here's what we found:

Accounting / Financial Reporting
Accounting Tackles Landlords' #1 Frustration Other Than Collecting Rent
What was landlords' biggest financial headache before Innago? →
40% cited as pain point

Tracking income and expenses across a rental portfolio is tedious to do by hand, and it shows in what landlords told us about life before Innago.

40%
of landlords chose "tracking income and expenses" as a pre-Innago pain point, making it the #1 most-cited frustration other than collecting rent.
Takeaway

Tracking income and expenses was landlords' single biggest frustration before Innago, other than collecting rent itself. Automating it takes a real burden off landlords' plates.

Online Lease Signing
Paperwork Was the 3rd-Biggest Frustration
Which feature pairs most with rent collection? →
34% cited as pain point

Chasing down signatures and lease paperwork was a top complaint among landlords before Innago, and it's one of the features most likely to be adopted alongside online rent collection.

34%
of landlords chose "managing lease paperwork and signatures" as a pre-Innago pain point — the 3rd most-cited frustration overall.

Online Lease Signing and Online Rent Collection are the two features landlords most commonly value together: when we asked landlords to pick their three most valuable Innago features, this pair was chosen together 152 times, more than any other feature combination.

Takeaway

Landlords consistently pair online lease signing with online rent collection: once you've moved rent online, paperwork is the natural next step.

26.3% plan to try soon

When landlords told us why they hadn't yet adopted a specific feature, one answer stood out above every other named reason: they simply hadn't gotten to it yet.

26.3%
of landlords said they plan to try the feature soon, the single most common specific reason for not yet using it.

Most non-adoption isn't about confusion or features falling short, it's simply a matter of time. Landlords already plan to try these features — the sooner they do, the sooner they'll see the efficiency gains.

Full Feature Adoption

Headline Stats
  • Full feature adopters save 52% more time on average than minimal users.

  • 43.1% of respondents adopted a new feature into their workflow in under 2 hours.
Full vs. Partial Adoption
Full Adopters Save the Most Time
How much more time do full adopters get back? →
52% more time saved

Adopting even a few tools or a taste of automation into your workflow can save you time in your day-to-day rental management. But the data shows that adopting all of Innago's main features can dramatically increase the time you get back.

52%
More time saved each month by full-feature adopters (14.8% of respondents aware of every feature and actively using them) than minimal users.

Full-feature adopters were also much more likely to report saving more than ten hours a month with Innago, demonstrating the impact of scaling automation to all domains of your rental business.

Full Adopters Are 4x More Likely to Save 10+ Hours a Month
% of landlords saving 10+ hours/month: full vs. partial adopters

Partial adopters4.7%

Furthermore, landlords who use and value more features consistently save more time on a monthly basis. Respondents who reported valuing three features saved several more hours each month than those who only selected one feature as most valued.

Accounting and financial reporting was the next most common struggle, cited by 40.0% of landlords, followed by online lease signing (34.1%) and tenant screening (31.5%).

It's also worth noting that portfolio size impacted responses to this question. Investors with larger portfolios struggled more with rent collection, maintenance management, and tenant communication before Innago. These are tasks that scale drastically the more units you add and tenants you manage.

A second important trend: the more pain points landlords cited before using Innago, the more time they reported saving after adopting it.

Landlords who reported no prior pain points still found a few hours of time savings each month with Innago, while those who reported 7-8 pain points found over 7 hours after adopting Innago.

This makes it clear: Innago doesn't just save time in general. It directly solves the specific problems landlords struggled with most before switching.

Takeaway

The more pain points you're managing today, the more time Innago hands back to you — and that payoff only grows as your portfolio does.

Time to Adopt
Quick Setup, Lasting Time Savings
How long does it really take to get set up? →
84% set up in <5 hrs

Letting your software handle more of your workflow shouldn't require hours of setup, and for most of our users, it didn't. We asked our survey respondents how long it took them to adopt their most valuable features into their workflows.

84% of Landlords Set Up Their Top Features in Under 5 Hours

More than 10 hours (n=20)5%
84%
of respondents said they were able to set up their most valuable features on Innago in under 5 hours, with 43% able to do so in under 2 hours.

Although most landlords report spending only a few hours on setup for their most valuable features, those who did end up spending a few extra hours generally saw that time returned to them via more reported time savings each month.

Takeaway

Most landlords take just a few hours to adopt the most valuable Innago features into their workflows, and those who invest more see that time returned to them in the long-term.

Tenant Satisfaction

Happier Tenants, Stronger Reputation

Headline Stats
  • Over 88% of tenants surveyed currently make rent payments via Innago.
  • 80% of tenants agree that paying rent on time is easier through Innago.
  • 76% of tenants would recommend Innago to other renters.

One powerful advantage of software is that its benefits trickle down to your tenants, too. Automation makes your tenants' lives easier, provides them convenience and flexibility when making rent payments, and reduces the chances they'll miss a payment. Most tenants, when given a chance to experience it, greatly value these benefits.

The best part: When your tenants are happier with their rental experience, they're more likely to continue paying on-time and even renew—leading to more reliable revenue for you.

Online Payments
Tenants Are on Board with Online Payments
Are tenants actually embracing online payments? →
80% say it's easier

When given the option and the opportunity, most tenants are more than happy to make their rent payments online. In a recent survey of 3,450 active tenants whose landlords use Innago, we found that over 88% of them currently pay rent online.

80%
of tenants surveyed agree that paying rent on time is easier through Innago.

And this does not vary much by age: Adoption of online rent payments remained at 90–95% for all tenant age groups except for seniors. Still, even among tenants age 65+, nearly 70% paid their rent online via Innago.

70%
of surveyed tenants age 65 and older still pay rent online via Innago.

Many landlords mistakenly believe that their older tenants won't want to or know how to pay online. Based on our data, this is simply incorrect. Given the opportunity, the vast majority of senior tenants want to pay online, too, especially if you give them a few patient minutes of your time to help get them set up.

Takeaway

Most tenants, including seniors, want to pay online. By giving them the opportunity to do so, you vastly increase the chances of on-time payments, overall tenant satisfaction, and eventual renewals.

Platform Experience
Software Improves Tenants' Renting Experience with You
Does the platform experience affect overall satisfaction? →
76% would recommend

Beyond rent payments, inviting tenants to manage their rental experiences through software also increases their overall satisfaction renting your property. How do we know? According to our recent survey,

  • 72% of tenants surveyed are satisfied with how their landlord uses Innago.
  • 76% of tenants surveyed would recommend Innago to other renters.

Satisfied: 72%
Not satisfied: 28%
Would Recommend Innago to Other Renters

A positive overall renting experience goes beyond the convenience of online payments. It also looks like the ability to quickly submit a maintenance ticket online, sign a renewal offer digitally, be reminded before a late fee hits, or view a copy of a lease on a mobile device. It's this kind of all-encompassing service that impacts your tenants' perception of their rental experience and leaves them feeling informed and involved in it.

Takeaway

No matter who your tenants are, the ability to manage their rental experience digitally is a major lever in their overall satisfaction—and in their likelihood to renew.

Who We Surveyed

A Look At Our Survey Respondents

About the Data

This report draws on two surveys we fielded in 2026: a tenant survey, sent to renters across our platform in March, and a landlord survey, sent to property owners and managers in June. Most of the feature-level statistics and charts throughout this report (usage rates, time savings, valued features) come from the landlord survey. Our Tenant Satisfaction findings draw from the tenant survey.
